Spot Inspection Services (“I”, “we”, “us”, or “our”). These Terms & Conditions (“Terms”) govern your access to and use of our home inspection services and our website (spotinspectionservices.com or any related domain). By scheduling an inspection, using our website, or engaging with us in any way, you agree to these Terms.

If you do not agree, please do not use our services.

1. Nature of the Home Inspection

  • Our home inspections follow the InterNACHI Standards of Practice.
  • An inspection is a non-invasive, visual examination of accessible components of the property at the time of the inspection.
  • We do not perform destructive testing, code compliance evaluations, or engineering services.
  • Conditions can change after the inspection; therefore, we cannot guarantee future performance, hidden defects, or items not visible at the time of the inspection.

2. Inspection Report

  • You will receive a written report summarizing the inspector’s observations.
  • The report is for the client’s personal use only.
  • The report does not serve as a warranty, insurance policy, or guarantee of any kind.
  • Photos in the report are for documentation and may not represent every condition or defect.

3. Scheduling & Access

  • Clients must ensure the property is accessible at the scheduled time.
  • If we cannot access the property or critical areas (attic, crawlspace, panels, utilities), some parts of the inspection may be limited.
  • Additional fees may apply for return visits or re-inspections.

4. Fees & Payment

  • Inspection fees are due at or before the time of service, unless otherwise arranged.
  • Additional services (radon testing, sewer scope, thermal imaging, etc.) may have separate fees, which will be disclosed upfront.
  • All pricing is transparent and communicated before the inspection is performed.

5. Cancellation & Rescheduling

  • You may cancel or reschedule an inspection with reasonable notice (typically 24 hours).
  • Short-notice cancellations or no-shows may result in a cancellation fee.

6. Satisfaction Guarantee

  • If you are not satisfied for any reason, contact me within 24 hours of receiving your report and we will refund the full inspection fee, no questions asked.
  • This refund applies only to the cost of the inspection itself and does not include:
  • Any third-party services
  • Ancillary testing fees
  • Costs associated with repairs, damages, or real estate transactions

7. Limitation of Liability
To the fullest extent permitted by law:

  • Our liability is limited to the amount paid for the inspection.
    We are not responsible for consequential, indirect, or real-estate-transaction-related damages.
  • We are not responsible for issues arising after the inspection or for defects not visible during a non-invasive inspection.

8. No Warranty or Guarantee

Except for our satisfaction guarantee (stated above), we do not provide warranties, guarantees, or predictions regarding the future condition of the property.

9. Client Responsibilities

By scheduling an inspection, you agree to:

  • Read the inspection report in full
  • Seek qualified professionals (electricians, plumbers, HVAC techs, roofers, etc.) for further evaluation as recommended
  • Make your own real estate decisions based on multiple sources, not solely our report

10. Website Use

  • Your use of our website must comply with all applicable laws.
  • You may not attempt to access secure areas, misuse forms, or use the site for unlawful purposes.
  • All content on our website is our property and may not be copied without permission.

11. Privacy & Data Collection

  • We collect only the information needed to schedule and perform your inspection.
  • We do not sell or share personal information with third parties except service partners necessary to complete your inspection or as required by law.

12. Third-Party Services

We may recommend or provide referrals for third-party contractors or specialists.
These recommendations are only suggestions, and we are not responsible for their work, actions, or pricing.

13. Governing Law

These Terms are governed by the laws of the state of Minnesota.

14. Changes to These Terms

We may update these Terms periodically. The “Last Updated” date at the top will reflect the most recent revision. Continued use of our services after changes means you accept the updated Terms.
